A Second Life of Surplus Schools

In many suburban neighbourhoods in Toronto, there are no longer enough young families to drive demand for schools. The city’s school boards have responded by slating underutilized school buildings for closure. Some of these school sites have been sold to private developers and redeveloped into housing. However, once the city sells a school, it can’t get it back, even if demographics shift. This thesis proposes a development and design model that creates housing on surplus school sites, but enables the creation of new schools within the surrounding landscapes.
Schools Have Been Sold

Previously, some schools had been sold by Toronto School District Board among GTA. Though the government set some rules like non-profit organizations and developers have priorities when bidding for the properties, the vast majority were converted to housing projects and community hubs. On the other hand, these schools are located in big parcels with a park, or adjacent to a public park parcel. Besides, they are usually at the edge of the lot to maintain the maximum open space. So these properties also play important roles as leisure zones for the surrounding population.

New Disposition Phases

Once the school properties are sold, TDSB can never take the land back. What I did is to make a new subdivision in the school properties. The lot will be subdivided into three new lots. The first lot includes the old school that is going to be converted to a housing project. The second lot is for the new school, in which the modular schools will be pushed to the edge of the vacant land. This measure is also to retain the park as the third lot.  And this measure can be applied to most of the school properties that are slated for closure.

Narrative of School Transformation

In Toronto, some schools are using portable and modular units for school expansion. But these units are temporary cheap ones. My proposal is not just for temporary but aggregates them to create permanent buildings. I also change the units to be staggered and design a spinal space that can also combine with the existing trees.
